Policy Requirements:

  • Does the insurance carrier and company have a minimum Best’s rating of “A-:VII”
    • Required to be acceptable
  • Commercial General Liability Insurance
    • $1,000,000 per occurrence
    • $2,000,000 in the annual aggregate
  • Property Insurance
    • In amounts not less than full replacement cost value of Licensee’s property and providing such form of protection against risk as Licensee shall reasonably determine to be consistent with prevailing industry standards for property insurance. 
  • Waiver of Subrogation
    • Needs to be included on policy
  • Primary and Noncontributory Wording
    • Needs to be included on policy
  • Both the Waiver of Subrogation and Primary and Noncontributory can only be added after purchasing a policy. Contact Jefferson Motto at jefferson.motto@veracityins.com to get that set up.
  • Additional Insureds
    • Venkman, LP and Ghost Kitchen, LLC (Management Company) should be listed as Additional Insured in the description of operations/locations/vehicles 
  • Certificate Holder
    • Venkman, LP, 3400 Comsouth Drive, Austin, Texas 78744
    BPP/EQUIPMENT AND INVENTORY COVERAGE
    • NOT REQUIRED FOR SHARED KITCHEN MEMBERS, BUT HIGHLY RECOMMENDED!
    • REQUIRED FOR PRIVATE KITCHEN TENANTS.

 

If the answer to any of the below is “yes,” confirm that additional coverage is specified:

Will any employees be allowed or maintained at the property as defined under Texas Labor Code?

  • If yes, licensee shall comply with all local, state, and federal labor laws, including but not limited to providing statutory Workers’ Compensation Insurance.

Will vehicles owned by or rented to Licensee or any of its employees utilize the loading dock or otherwise operate on GhostLine property?

  • If yes - Business Automobile Liability insurance in an amount not less than $1,000,000 combined single limit for all owned, non-owned and hired vehicles is required.

Will alcohol be served out of the Licensee’s private kitchen?

  • (REQUIRES Texas Alcoholic Beverage Commission (TABC) License/Permit)
  • If yes, liquor liability coverage will be required from Licensee insuring Licensor and Licensor’s employees, agents, contractors, principals, disclosed or undisclosed, against all claims, demands, or actions for injury to, or death of one person or multiple persons in one or more accidents and for damage to property, as well as for damages due to the loss of means of support, all arising out of Licensee’s sale of alcoholic beverages.
